How much does scan to BIM cost?
For the model, usually $0.25 to $5.00 or more per square foot, depending on how much detail you need. Scanning is priced separately, usually by the day. Most of the bill is modelling hours.
Typical prices
| What you get | Typical US price |
|---|---|
| Basic architectural model (walls, floors, openings) | $0.25 to $0.75 per sq ft |
| Detailed architecture and structure | $0.75 to $2.00+ per sq ft |
| Architecture, structure and MEP | $2.00 to $5.00+ per sq ft |
| Scanning on site | $1,500 to $3,000 per day |
| Minimum job | Usually $2,000 to $3,000 |
Ranges from published US pricing guides, 2025 to 2026. Modelling sent to teams outside the US is cheaper per hour, but the hours are the same.
What drives the price
- Level of detail. A shell model is a fraction of the price of one with ducts, pipes and cable trays.
- The building. Old, irregular or cluttered buildings take longer to model than a plain office or warehouse.
- Size. Price per square foot usually falls as the job gets bigger, down to the minimum.
- Revisions. Each round of client comments is more modelling time.
- Turnaround. Rush jobs cost more because they need more people at once.
Paying less
The modelling is where the money goes, because it is hours of someone drawing over the points. It is the step Tesseract by Landex takes off your hands.
